-2019, 2018 personal tax returns all pages/schedules (if you have filed 2020 please include 2020 returns and I won’t need 2018)

-2020, 2019, 2018 if you received any 1099’s from your pension and social security or w2’s please include any/all for you both (don’t need 2018 if 2020 taxes are filed you can just include 2019 and 2020)

-2021 social security award’s letters for you both detailing annual income from social security you are getting

-something detailing what your annual pension amount is - John do you have documentation on that? if so please include all pages

-2 month’s checking/savings account statements all pages most recent months for the accounts we spoke about (Comerica, Chase) showing the earnest money deposit has come out + showing your social security and pension income going in

-2 month’s Franklin Templeton statements all pages (quarterly or monthly) I’ll reach out to your contact to introduce myself and request I’ll need to source that 10k transfer you made out of this account

-copies of your driver’s licenses

-copy of the earnest money deposit check + copy of the purchase agreement all pages with any disclosures which I’ll get from Lyle

-homeowner’s insurance contact info please put me in touch with who you plan on using once you decide

-attached few docs signed by you both plus loan docs esigned

That should be it up front for now. Please confirm receipt of my emails and you’ll go back in thru the esign portal to esign loan docs which are labeled “disclosure package 1”. Reach out to me if questions as you esign it will show you when you have both completed it. I will wait for you to tell me home inspection went ok to order appraisal. You can upload all this documentation above thru the portal into any of the folders you see listed or you can scan it to me and I’ll upload or you tell me the easiest way for you to get this all back to me. The portal is secure fyi. I feel very good about getting you approved and get this stuff back to me when you can and reach out with questions when esigning.
